New Homes Law (NHL) is a growing property law firm based in Chelmsford, Essex, that assists clients through the home-buying, re-mortgaging and selling process. After acquiring new offices in Chelmsford, they approached the Spacio team intending to create a space that showcased the company’s personality while invigorating their 48-strong team and offering a welcoming and memorable first impression to visiting clients.

A new look for a new workplace

Spacio collaborated with New Homes Law to design a workplace that clearly reflects their expertise in new-build conveyancing. The focus was on creating a calm and professional environment that builds trust, simplifies complex processes, and supports both staff and clients during what can often be a high-pressure stage of the property journey.

Even through New Homes Law’s new office was located on the first floor, the aim was to create a space that felt welcoming and familiar — almost like a traditional shop front — helping clients feel at ease from the moment they arrive.

At the same time, the office needed to work hard for the team. The design focused on creating an agile, flexible environment that could easily adapt to the pace of the business, with spaces that allow for informal catch-ups as well as more private, tailored meetings whenever needed.

In the world of real estate, first impressions really matter. With that in mind, the space was designed to reflect the energy and professionalism of the company in a natural and authentic way. Just as importantly, it was about creating an environment where the team feels supported — somewhere that encourages focus and productivity, but also offers comfortable areas to pause, recharge, and return to work feeling refreshed.

Before Spacio’s transformation, New Homes Law’s office served its basic purpose but lacked the flexibility needed to support a growing and evolving team. It also missed the welcoming, approachable feel typically associated with a traditional ground-floor storefront — something the client was keen to introduce to help create a more inviting first impression.

As a dynamic and fast-paced business, New Homes Law needed a space that truly reflected its energy and ambition. The existing interior didn’t quite capture this spirit, so we set out to create an environment that would not only impress visiting clients but also give the team a workspace they could feel genuinely proud of — somewhere that feels like home, while supporting the way they work every day.

Leaning into the concept of domestic property, the Spacio team created a playful yet considered design for New Homes Law’s Chelmsford office. The result is a vibrant, characterful space where each area gently reflects the feeling of stepping into a new home. A bold colour palette and layered details bring together professionalism with a sense of warmth, while the reception sets the tone with a striking faux cherry blossom tree, offering visitors an immediate and memorable welcome.

Bespoke joinery elements add personality throughout, including an oversized abacus and integrated wooden planters that bring both charm and texture to the space. Unique architectural features such as bay and porthole windows enhance the office’s distinctive character, while the large meeting room is framed with floor-to-ceiling glazing in a bold blue tone, creating a strong visual statement while still allowing light to flow freely.

New Homes Law is thrilled with the results of our new office design. By creating an attractive and engaging customer-facing space, while also enhancing the workspace experience for our valued employees, we’ve taken their brand to the next level. This highly professional and welcoming design is one of our most interesting to date, and communicates our commitment to excellence perfectly.
